Board of Commissioners holds public hearing on four new subdivisions

FORSYTH COUNTY, Ga. — The Board of Commissioners will consider requests from developers to rezone property for four new subdivisions when it meets Thursday at 5 p.m. in the County Administration Building in Cumming.

Toll Brothers, Inc. ZA 4037 is a request to rezone115.253 acres for  128 residential lots and ZA 049 is a request to build 60 residential lots on 48.616 acres.

Century Communities of Georgia has requested rezoning on 88.45 acres for 105 residential lots and MKW Capital. LLC has applied for rezoning to accommodate building 92 lots on 104.3 acres.

In other public hearings, the Board will consider:

  • Approval of an Alternate Design for KFCRE, LLC and variances to UDC 12-13.13(A) and UDC 21-8.6(A)(5) – Parcel 108-075 – AD220003;
  • A request for an Amendment of Zoning Conditions on ZA2699 (Aaron J. Land) by Chris Cowart Properties, LLC with  variances;
  • Approval of a Sketch Plat for Sri Rama Temple – Parcel 131-026 – SP210014;
  • A County-Initiated request to rezone from Single Family Community Residential District (CR1) to Single Family Residential District (RES2) Conservation Subdivision on 36.6895 acres – Parcel 081-666 – ZA4042;
  • An Alternate Design for Gail Cain – Parcel 229-009 – AD220002;

The Board will also hold an Administrative Hearing in reference to an appeal of a denial of an alcohol application to sell beer, wine and distilled spirits by the package for Anushka Corporation dba Liquor Locker located at 2350 Atlanta Highway.

FORSYTH COUNTY, Ga. — Toll Brothers, Inc. request to rezone 115 acres located at 4875 and 4990 Heardmont Farms Lane from Single Family R1R to Single Family R2R for 128 residential units is just one of several requests the Planning Commission will hear when it holds public hearings Tuesday at 6 p.m. in the County Administration Building.

The property is located north of Heardmont Trace Road approximately 405 ft. north of the intersection with Princetonian Place and north of properties known as 4875 and 4990 Heardmont Farms Lane in Cumming.

Forsyth County Planning Commission has busy agenda slated Tuesday

FORSYTH COUNTY, Ga. – The Forsyth County Planning Commission will conduct its regular meeting Tuesday (Sept. 28) at 6:30 p.m. in the County Administration Building Suite 220, 110 East Main Street in Cumming.

The Commission is expected to consider for recommendation to the Board of Commissioners, the following agenda items:

  • Century Communities of Georgia, LLC has asked to rezone 88.45 acres (ZA 4001) from A1 to Conservative Subdivision for 112 residential lots with a density of 1.27 units per acre. The property is located at 6780 AC Smith Road in Dawsonville.
  • Taylor Morrison, LLC has requested that 78.80 acres (ZA 4016) be rezoned from A1 to Conservative Subdivision for 93 residential lots with a density of 1.18 units per acre. The property is located at 5780 Stevehaven Lane.
  • Toll Brothers, Inc. has requested to rezone 50.31 acres (ZA 4020) from A1 to Res 2 for 60 residential lots with a density of 1.2 units per acre. The property is located at 5520 Howard Road.
  • The Planning Commission is a recommending body only. They hold the only public hearing on zoning applications before recommending to the Board of Commissioners.
  • Other agenda items to be considered for recommendation during the regular meeting include:

Century Communities of Georgia, LLC has asked to rezone 88.45 acres (ZA 4001) from A1 to Conservative Subdivision for 112 residential lots with a density of 1.27 units per acre.

Taylor Morrison, LLC has requested that 78.80 acres (ZA 4016) be rezoned from A1 to Conservative Subdivision for 93 residential lots with a density of 1.18 units per acre.

Toll Brothers, Inc. has requested to rezone 50.31 acres from A1 to Res 2 for 60 residential lots with a density of 1.2 units per acre.

These and other agenda items will move to the Sept. 28 meeting for public hearings. The Planning Commission is a recommending body only. They hold the only public hearing on zoning applications before recommending to the Board of Commissioners.

County receives highest commercial building code effectiveness rating ever

FORSYTH COUNTY, Ga. — Forsyth County, Georgia – Insurance Services Offices, Inc. (ISO) has issued Forsyth County a Building Code Effectiveness Grading Classification of three for commercial and industrial properties, the highest score the County has ever received for the category.

ISO is an independent statistical, rating and advisory organization that serves the property/casualty insurance industry. ISO collects information on a community’s building-code adoption and enforcement services, analyzes the data and then assigns a Building Code Effectiveness Classification from one to 10. Class one represents exemplary commitment to building-code enforcement. The average class rating in Georgia for commercial properties is five.

“The report helps insurance underwriters determine insurance rates for the County’s commercial buildings, so having a high rating can not only bring value to existing industry, but it can also help to attract additional business to the County,” said Director of Building and Economic Development Vivian Vakili. “We are very pleased with this rating increase as it places Forsyth County in the top 5% in the state for commercial class ratings. The rating also reflects the robustness of our staff.”

The most recent report was created using the Building Code Effectiveness Grading Classification survey conducted in March 2021. ISO Classifications are issued every five years and the last classification rating the County received for commercial was five in 2016.

Planning Commission will hear WP South Acquisitions’ request for 310 attached residential homes on Settingdown Circle Tuesday

FORSYTH COUNTY, Ga. — WP South Acquistions request to rezone 51.72 acres on Settingdown Circle for the purpose of constucting 310 attached residential units with 172 parking spaces is just one of the public hearings on the agenda when the Planning Commission meets Tuesday (Mar. 16) at 6:30 p.m. in the County Administration Building.

The request is to rezone from Multi Family Residential Restricted District (RES6) and Commercial Business District (CBD) to Master Planned District (MPD) on property located at 4715 and 4735 Settingdown Circle in Cumming.

The applicant is also requesting a variance, increasing the percentage of total residential units for apartments from 20 percent to 100 percent.

Other public hearings on Tuesday’s agenda include:

  • CP210002 – GPB Properties, LLC is seeking a conditional use permit (CUP) to operate an open storage yard with 82 parking spaces with an existing 2,479 sq. ft. accessory office on 2.71 acres currently zoned Agricultural District (A1). This property is located at 5060 Dawsonville Highway and 7835 Knight Road, Gainesville.
  • ZA3819 – Liu Investment Partners, requests rezoning 18.534 acres from Commercial Business District (CBD), Office and Institutional District (O&I) and Single Family Residential District (R1) to Master Planned District (MPD) for 67 attached residential units with a density of 3.62 units per acre and proposed commercial buildings totaling 43,975 sq. ft. with 233 parking spaces. This property is located at 100 McFarland Parkway. The property is also located east of Atlanta Highway at the northern side of its intersection with Martin Drive and approximately 640 ft. south of the intersection with McFarland Parkway.
