Property tax assessments are in the mail

FORSYTH COUNTY, Ga. -– It is that time of year again. The Forsyth County Board of Assessors has mailed all 2022 Real Property Assessment Notices.Each property assessment notice is informational and is not a bill. The notices were mailed to County residents on May 27. 

Property owners will have the opportunity to appeal their property value as shown in the assessment notice for 45 days after the date of the notice. The last day to file an appeal on real estate will be July 11, 2022. 

“State law requires that property assessments are based on fair market value, and Forsyth County is consistent with surrounding counties and national trends,” said Forsyth County Chief Appraiser Mary Kirkpatrick. “Even though fair market property values have increased 18 to 20% over the past year, residents with a floating homestead exemption will see very little if any increase on the county portion of their tax bill.”

Approximately 95% of the increase most homeowners will see on their tax bill will be a result of the school’s operation and bond estimated tax.” The Board of Assessors is a separate and independent board from the Board of Commissioners and determines property assessments in accordance with Georgia law and the rules and regulations set forth by the Georgia Department of Revenue.

The dollar amount included on this notice is an estimate based on the previous year’s millage rate and is subject to change before the actual tax bill goes out later in the year. Homestead and age 65 tax exemptions can now be filed online

FORSYTH COUNTY, Ga. – Tax Appraiser Mary Kirkpatrick said this week, if you are a Forsyth County resident, it is easier than ever to file for the homestead exemption or the age 65 plus school tax exemption.

You can do so through the online Smartfile Tax Exemption Application tool located on the County’s website, forsythco.com.

“We are excited to offer an entirely online option for residents to apply for these exemptions,” Kirkpatrick said. Of course, anyone can still apply for an exemption in person at the Board of Assessors office, but now residents can apply for exemptions from the comfort of home if they so choose.”

The homestead exemption is one way to reduce the amount of property tax paid on residential property.

In Forsyth County, if you own the property, reside on that property and are a legal resident of the County, all as of Jan. 1 of the tax year, you may qualify for the homestead exemption. Applications for exemptions can be filed year-round but must be sent in by April 1 to receive the benefits for that year.

Homeowners who are 65 years of age on or before Jan. 1 are entitled to a full exemption in the school general and school bond tax categories.

FORSYTH COUNTY, Ga. – Forsyth County property owners now have the option to see their 2021 Real Property Assessment online, review comparable properties and file an appeal for their property value, if necessary.

“Last year we were excited to introduce a new way to review property assessments and appeal online,” said Director of the Board of Assessors and Chief Appraiser Mary Kirkpatrick. “The online filing option was a great success. If a resident needs to file an appeal for their property value, they can do so from the comfort of their home without having to enter the Board of Assessors office.”

Property assessments can be viewed online by visiting the Board of Assessors page on the County’s website, forsythco.com, or by clicking here. Visitors to the page can find their property assessment by searching the owner’s name, parcel number or address of the property. A property summary, owner information, assessed value, maps and a link to submit an appeal will be available for review. 2021 Real Property Assessment Notices were also mailed to County residents on May 24, 2021.
Property owners will have the opportunity to appeal their property value as shown in the assessment notice for 45 days after the date of the notice. The last day to file an appeal on real estate will be July 8, 2021.
