Forsyth County Public Hearings Scheduled Thursday

FORSYTH COUNTY, Ga. – The Board of Commissioners will hold a Regular Meeting and Public Hearings on Thursday (June 3) at 5 p.m. in the County Administration Building, 110 East Main Street, Suite 220.
Prior to the public hearings, the Board will recognize the Forsyth County 911 Center’s Re-Accreditation from the Commission on Accreditation for Law Enforcement Agencies (CALEA) – Director, Emergency Management Agency and make a presentation of a resolution recognizing David Seago.
The public hearings include:
- The request for an Amendment of Zoning Conditions on ZA3870 (Devin Forsyth) by Toll Brothers, Inc. – Parcels 135-121, 135-122, and 157-001 – AZ210025;
- The request for an Amendment of Zoning Conditions on ZA3812 (Ashton Atlanta Residential, LLC) by Toll Brothers, Inc. – Parcels 156-001 and 156-002 – AZ210026;
- The request for Zoning Conditions on Public Hearing and possible vote regarding ZA3807, CBD & A1 to MPD – District 2; (Postponed from the December 21, 2017, January 18, 2018, February 1, 2018, February 15, 2018, March 15, 2018, April 5, 2018, April 19, 2018, June 7, 2018, July 5, 2018, July 19, 2018, August 2, 2018, August 16, 2018, September 6, 2018, October 4, 2018, November 15, 2018, January 17, 2019, February 21, 2019, March 21, 2019, and April 18, 2019, May 16, 2019, June 20, 2019, July 18, 2019, August 15, 2019, September 19, 2019, October 24, 2019, November 21, 2019, January 23, 2020, February 20, 2020, March 19, 2020, April 16, 2020, June 18, 2020, August 6, 2020, September 3, 2020, October 8, 2020, November 5, 2020, December 3, 2020, February 4, 2021, March 4, 2021, April 1, 2021, and May 6, 2021 Agendas)
- The request for an Amendment of Zoning Conditions on ZA3855 (Parkland Communities, Inc.) by Toll Brothers, Inc. – Parcels 057-021, 057-032, 057-065, 057-373, 080-123, 080-304, and 057-372 – AZ210024;
- The County-Initiated request for approval of a Sketch Plat to build a 131,805 sq. ft. office/warehouse with 149 parking spaces on 13.307 acres currently zoned Restricted Industrial District (M1) – Parcels 017-199 and 017-200 – SP210002; (A Public Hearing was held before the Board of Commissioners at its May 6, 2021 Regular Meeting / Public Hearings; the Board voted unanimously to hold an additional Public Hearing at its June 3, 2021 Regular Meeting / Public Hearings.);
- The County-Initiated variance request to: 1.) Reduce the zoning buffer along the northern property boundary from 60 ft. to 40 ft. (UDC Table 14.2); and, 2.) Reduce the zoning setback adjacent to parcel 017-046 from 75 ft. to 55 ft. (UDC Table 14.2) – Parcels 017-199 and 017-200 – VA210045;
- Amendments to Chapters 11 and 16 related to Res6 zoning district performance standards within the Unified Development Code of Forsyth County – Planning Manager, Department of Planning and Community Development (The first Public Hearing was held before the Planning Commission on May 25, 2021);
- Public hearing and possible vote regarding amendments to Chapter 16 related to manufactured/mobile homes within the Unified Development Code of Forsyth County – Planning Manager, Department of Planning and Community Development
(The first Public Hearing was held before the Planning Commission on April 27, 2021); - Amendments to Chapter 3 related to lot of record within the Unified Development Code of Forsyth County – Deputy Director, Department of Planning and Community Development. (The first Public Hearing was held before the Planning Commission on April 27, 2021).
Under the Old Business portion of the agenda, Commissioners will consider:
- Possible direction regarding RUS-AL (USA), Inc., CP190014, to operate an open storage yard with 133 parking spaces associated with existing buildings totaling 18,000 sq. ft. with 26 parking spaces on 6.680 acres currently zoned Restricted Industrial District (M1) with variances to: 1.) Reduce the zoning buffer along the eastern property boundary from 60 ft. to 0 ft. (UDC, Table 14.2); 2.) Reduce the front setback from 50 ft. to 35 ft. abutting Union Hill Road right-of-way adjacent to the existing structure only (UDC, Table 14.2); and, 3.) Reduce the zoning setback from 75 ft. to 65 ft. along the eastern property boundary adjacent to the existing structure only (UDC, Table 14.2);
- Possible direction regarding Sketch Plat approval for RUS-AL (USA), Inc. and Variances to the UDC Section 14-1.3 and Table 14.2 – Parcel 041-099 – 755 Union Hill Road, Alpharetta,;
(3) GPB Properties, LLC – CP210002 – to operate an open storage yard with 82 parking spaces with an existing 2,479 sq. ft. accessory office on 2.71 acres currently zoned Agricultural District (A1) – Parcels 302-006 and 302-007 – District 4 – Director, Department of Planning and Community Development
(Postponed from the April 15, 2021 and May 20, 2021 Agendas)(4) Paul Marks – CP210003 – to operate an open storage yard with 178 parking spaces with a 740 sq. ft. accessory office with 4 parking spaces on 6.750 acres currently zoned Agricultural District (A1) with the following variance: 1.) Eliminate the 5,000 ft. sewer distance requirement to facilitate the use of an on-site septic disposal system (UDC 18-5.18) – Parcel 144-009;
Under New Business, the Board will consider:
- Possible direction regarding a County-Initiated Zoning Condition Amendment for ZA2973 to bring exterior siding material requirement into compliance with the Coal Mountain Overlay.
