BOC will hold public hearings Thursday (May 6)

FORSYTH COUNTY, Ga. – The Board of Commissioners will hold a regular meeting and public hearings Thursday May 6 at 5 p.m. in the County Administration Building110 E. Main Street in Cumming.
The following public hearings are scheduled:
- A request by Nancy Bentley for zoning change from CBD & A1 to MPD;
- A request for an Amendment of Zoning Conditions on ZA3411 (Paces Battle Properties, LLC) by Midway Marketplace, LLC;
- The County-Initiated request for approval of a Sketch Plat to build a 131,805 sq. ft. office/warehouse with 149 parking spaces on 13.307 acres currently zoned Restricted Industrial District (M1);
- The County-Initiated variance request to reduce the Georgia Highway 400 undisturbed buffer from 40 ft. to 0 ft.;
- The request for an Amendment of Zoning Conditions on ZA3857 (Conner Family Farm, LLC) by Peachland Homes, Inc.;
- The request for an Amendment of Zoning Conditions on ZA3923 (Forsyth County Board of Commissioners) by R & V Cumming, LLC;
- Approval of an Alternate Design for AMJ Company LLC and variances to UDC 21-11.6(A)(1) and (2);
- The request for an Amendment of Zoning Conditions on ZA3357 (Mt. Paran Properties, Inc.) by AMJ Company LLC;
- The request for an Amendment of Zoning Conditions on ZA2147 (Atlantic Gulf Communities Corporation) by Jayashree Madderla and a variance to UDC Table 11.2(a);
- The County-Initiated request to rezone 1.477 acres from Commercial Business District (CBD) to Agricultural District (A1);
- Modifications related to the Forsyth County Tree Protection and Replacement Ordinance, Forsyth County Ordinance 98;
- Proposed modifications related to the Forsyth County Soil Erosion and Sedimentation Control Ordinance 73;
- Amendments to Chapter 8 related to public participation meeting requirements within the Unified Development Code of Forsyth County;
- Amendments to Chapters 3, 12, 14, and 16 related to vehicle sales and repair within the Unified Development Code of Forsyth County;
- A resolution adopting a one-hundred twenty day moratorium on acceptance of applications for land disturbance permits on RES6 zoned parcels and barring acceptance of rezoning applications to RES6, if the requested density is greater than 4.0 units per acre.
Under Old Business, the Board will consider:
- A request by Shelly Daniels for a conditional use permit to operate a dog breeding kennel on 1.251 acres on Doc Bramblett Road in Cumming;
- A Sketch Plat approval for RUS-AL (USA), Inc. and Variances to the UDC Section 14-1.3 and Table 14.2 – Parcel 041-099 – 755 Union Hill Road, Alpharetta;
- A conditional use permit for RUS-AL (USA), Inc. to operate an open storage yard with 133 parking spaces associated with existing buildings totaling 18,000 sq. ft. with 26 parking spaces on 6.680 acres currently zoned Restricted Industrial District (M1) with variances to: 1.) Reduce the zoning buffer along the eastern property boundary from 60 ft. to 0 ft. (UDC, Table 14.2); 2.) Reduce the front setback from 50 ft. to 35 ft. abutting Union Hill Road right-of-way adjacent to the existing structure only (UDC, Table 14.2); and, 3.) Reduce the zoning setback from 75 ft. to 65 ft. along the eastern property boundary adjacent to the existing structure only;
- The addition of residential design standards for single-family attached and multifamily development to the Unified Development Code;
- Under New Business the Board will consider:
Providing direction to County staff regarding possible UDC amendments regarding Res6 performance standards; - The appointment of Clayton Rhoads as an at large member of the Forsyth County Development Authority;
The Board will present a Proclamation declaring May 12 and 13 as Eid al-Fitr
(1) Board presentation of a Proclamation declaring May 12 and May 13, 2021 as Eid al-Fitr which marks the end of fasting for Ramadan in Forsyth County.
Commissioners will also recognize the Department of Finance for qualifying for the Government Finance Officers Association’s Certificate and Award of Achievement for Excellence in Financial Reporting,
The Board will also present a Retirement Award and Resolution to Finance Director David Gruen.
